The Leaders Romans Group introduces Shared Ownership division

In the 1980s, when Leaders, Romans and Boyer were founded, Leaders was focussed on lettings, Romans on residential sales and Boyer on planning. The companies merged in 2016 and the range of service offerings has diversified massively into the multi-disciplined organisation they are today, covering all aspects of property transaction from land acquisition, development economics, design, planning, new and resale homes, mortgages, surveyors and then lettings and block management. The Leaders Romans Group (LRG) is one of the largest property services companies in the UK and its two independent estate and letting agents (Leaders and Romans) currently have 130 branches spanning the country, from Manchester to Southampton and Bristol to Norwich.

More recently, the route to buying and owning a home has changed due to purchasers being outpriced in the market. This has led to the most recent addition to the services offered by LRG – a specialist division dedicated to the marketing and sale of Shared Ownership homes. The company promotes a strong ethos for doing what’s right for property purchasers and clients alike, ensuring a superior customer journey. The growth of Shared Ownership is evidenced in the increasing number of Housing Associations (HAs) and Registered Providers (RPs) active across England. As the number of new build starts has increased, so has demand and transaction numbers. This has seen specialist Shared Ownership resellers emerging. Even now, it’s not something many agents get involved with and I assume that’s due to the complicated nature of the sales which require a specialist team to give the correct guidance, follow the correct procedures and an understanding of the HAs and RPs requirements and processes – I don’t think it’s something that could be run through a standard office.

However, with ever-increasing technological innovations and a strong number of experienced employees already committed to the business and its progression within the industry, it was clear that Shared Ownership was exactly where we should be investing our time and resource – especially with the current sales market being impacted by the political climate. In contrast, the affordable housing schemes had 24% more stock available in 2018 compared to 2017!

That’s why we’ve built and invested in a dedicated Shared Ownership team, who manage and co-ordinate the marketing and sale of new build Shared Ownership homes on behalf of our growing number of HA and RP clients. We market the properties through our extensive branch network, use targeted online channels and onsite events and then pass generated enquiries to our team who convert the sales and help make the process as simple as possible for the new buyers, from start to completion. Significant investment is being made in the customer journey as we recognise that ‘excellent buyer experience and satisfaction’ is at the forefront of our HA and RP clients’ considerations. This investment is seeing the introduction of A.I. to help with qualification, ‘virtual viewing’ platforms to promote choice and give convenience and financial advisers as part of the team to make it easier for purchasers to achieve their first property purchase.

We appointed Adrian Plant, who brought with him 32 years’ experience in the property industry, covering residential sales, Shared Ownership and New Homes. Adrian works closely with our long-established and successful teams in Land, New Homes, Corporate Sales and Residential Sales, affording LRG’s Shared Ownership division an unparalleled overview of the market place, both at the present time but more importantly future markets and demand.

Having only launched at the end of 2018, we couldn’t be happier with the progress that has been made so far. The service we have created is already seeing great success for our clients who include Sage Housing, Heylo Housing, L&Q, The Home Group, Sovereign Housing and Clarion.
