The Residence Window Redecoration, Lancaster

The Residence, a converted historic mental asylum and a listed property in Lancaster, underwent a large-scale window redecoration project that began in 2021. The directors of the block requested that we assess the condition of the window frames and manage their repair and redecoration, which was required under the terms of the lease.

Project Details

Given the scale of the task, the first step was to collaborate with a leading paint manufacturer. They visited the property to take paint samples and assess the condition of the window frames. From this, they provided a comprehensive specification outlining the ideal undercoat and gloss needed to protect the wooden frames, ensuring durability and extending the lifespan of the windows.

Our team then combined this paint specification with our own detailed schedule of works, and the project was put out for competitive tender. Due to the sheer number of windows, with thousands to be painted, the project was divided into three manageable phases.

Project Phases & Outcome

Over the past three springs, we have successfully completed the first two phases of the project, with the final phase scheduled for completion in spring 2024. Throughout the process, we’ve received positive feedback from leaseholders who have appreciated the care taken in preserving the aesthetic and structural integrity of this important Lancaster landmark.
