Despite its industrial designation and the Grade II listing of the landmark Gas Holder No.1, Boyer identified an opportunity to unlock the site’s potential for a landmark mixed-use development.

Our Involvement

Boyer’s engagement began prior to Berkeley Homes’ acquisition of the site, providing early-stage strategic advice that shaped the direction of the project. Our expertise played a key role in securing the necessary planning permissions and optimising the development through:

  • Site Feasibility & Development Potential – Identifying the opportunity to repurpose the industrial land for residential and mixed-use development.
  • Local Plan Review & Policy Advocacy – Working closely with Lambeth Council to promote the site’s inclusion in the Local Plan Review, resulting in its de-designation as industrial land.
  • Planning Strategy & Applications – Supporting the preparation and submission of detailed planning applications, ensuring alignment with policy requirements and community aspirations.
  • Stakeholder Engagement – Collaborating with local authorities, community groups, and other stakeholders to shape a scheme that benefits both residents and the wider neighbourhood.

Outcome & Impact 

Through Boyer’s strategic planning and market intelligence expertise, Berkeley Homes successfully secured planning permission to deliver 1,400 homes, 10,000sqm of new employment space, and significant public realm improvements. The development has also reconnected this formerly closed-off site to the surrounding community for the first time in over 150 years, enhancing local connectivity and vibrancy.

Oval Village now stands as a flagship regeneration project, demonstrating how innovative planning can unlock challenging brownfield sites for transformative urban development.
