The Kaber Court development in Liverpool, consisting of four blocks, experienced multiple leaks from its flat roof system. This prompted a detailed investigation into the roof's condition and the creation of a cost-effective solution to address the problem. A phased re-roofing program was initiated, utilising advanced moisture mapping technology to guide the process and ensure long-term protection for the property.
Project Details
After a comprehensive investigation of the roof system, moisture mapping technology was used to identify areas of water ingress and assess the extent of moisture spread across the four blocks. The condition report revealed that the roof had reached the end of its serviceable life, with numerous ingress points contributing to the leaks. To determine the best course of action, core samples of the roof were taken to evaluate its composition.
By working closely with surveyors and a leading roofing product manufacturer, it was discovered that the roof's insulation remained unaffected by the moisture. This finding enabled us to recommend a cost-effective overlay solution rather than a full roof replacement, saving significant costs for the client while still offering a full 20-year warranty.
Given the roof’s 20 varying levels, a phased three-year overlay program was developed to address the most critical areas first. Using moisture mapping data to guide the process, the project was tendered to a series of accredited contractors, all qualified to install the specified roofing system while maintaining the 20-year warranty.

The first phase of the project began in the summer of 2024 and is progressing smoothly. This phase has focused on addressing the areas most impacted by water ingress, ensuring the building’s fabric remains protected while Minimising disruption to residents. The phased approach will continue over the next two years to ensure the entire roof is fully overlaid and protected.
