In 2022, a specification of works was developed for a routine re-rendering of Bayview, a converted hotel located on the Southbourne clifftop in Bournemouth. Due to its exposed location, the building had experienced significant weathering, particularly affecting the bay windows. Upon inspection, the surveyor determined that the structural integrity of the bay windows had deteriorated to the point that reinforcement was required before any re-rendering could commence.
The project scope expanded to include installing structural reinforcements for the bay windows. This necessitated temporary internal supports in several apartments, requiring careful coordination with residents to ensure access and to cordon off impacted rooms. Once the structural work was completed, the new bay window designs were approved by building regulations, allowing the re-rendering process to resume.
However, the unexpected delays pushed the project into the colder months. As a result, weather conditions halted progress, and the building required protective measures throughout the winter. The re-rendering was completed in the spring, ensuring the building was properly sealed and protected against future weathering.
