850-dwelling urban extension to Bridgend for Llanmoor Homes

LRG acted on behalf of multiple landowners to secure a development partner for the promotion of a significant urban extension in Bridgend.

850-dwelling urban extension to Bridgend for Llanmoor Homes

LRG played a pivotal role in facilitating the progression of a major residential-led development, ensuring the selection of a suitable promoter to guide the site through the local planning process. Llanmoor Homes was appointed and has successfully secured a draft allocation for the scheme within the local plan.

The project comprises an 850-dwelling extension to Bridgend, strategically designed to support local housing demand and contribute to the area’s sustainable growth.

Planning & Development Process

With a draft allocation in place, Llanmoor Homes is preparing to submit an outline/hybrid planning application in Q1 2025. Extensive pre-application discussions have already taken place with key stakeholders to streamline the planning process. To ensure an efficient determination, a four-month Planning Performance Agreement (PPA) will be entered into, providing a structured timeline for the application review.

Determination of the application is anticipated in Q3 2025, setting the stage for the delivery of much-needed housing in the region.

Conclusion

LRG’s expertise in land promotion and strategic partnerships has been instrumental in advancing this large-scale development. By aligning the interests of multiple landowners and securing Llanmoor Homes as the development partner, we have helped facilitate a well-structured and forward-thinking housing scheme that will contribute positively to Bridgend’s growth.
